Point Property Management is owned and operated by James Rowland, Father, Husband, Backcountry Skier, Fly Fisherman. We're a boutique, hands-on, full-service property management company, with your customized property needs as our primary focus.
Finding a lack of full-service property management for my investment property in 2015 was the catalyst. Word of mouth allowed me to take over the neighborhood allowing me to pivot from a 15-year career as a social worker. The skill sets from that relationship-based career transferred over well supporting clients and guests with 5-star experiences and exceptional customer service.

Can I book a reservation online?

Can I arrive to my rental with a stocked fridge?
Absolutely! Our Concierge Services would be grateful to meet and exceed your needs. Please reach out directly prior to your arrival for coordination and estimates of services through our contact page.
Can I bring my pet to my vacation rental?
We love our furry friends! Each property has a specifically tailored pet policy that is clearly stated. Please look for the ‘paw’ symbol for pet-friendly rentals.
How do we access the property?
We will email you 48 hours before arrival with door codes and general property info. Most of our properties utilize smart locks for keyless entry with timed codes that expire at checkout time. Convenience and security.
Are There Cleaning Fees?
We use wonderful, local professional cleaners who know each property well and genuinely care for them like their own. We pay our cleaning team livable wages which has continued to rise in our highly attractive, resort based community. Your cleaning fees are passed directly to our cleaning teams.
Are There Check Out Instructions?
To support an early check-in for the next guests, your help during check-out is much appreciated. Please plan to vacate at check-out time. Our ask is that you start a full dishwasher, a full load of like colored laundry, collect all trash, and strip all bedding used in a pile on the ground. We hope you were able to enjoy an early check as well!
Why Book Direct?
We don’t charge ‘booking fees’ when booking directly with us, which can save up to 15% compared to the platforms. Better communication, more flexibility, early access to prime dates, access to ‘unlisted properties’, and keeping more money in the local economy are further benefits!

Long-Term Rental Services FAQs
How do you get great tenants?
Great advertising across many different mediums and a thorough tenant screening process sources the best tenant candidates in our market. A walk through with prospective tenants at a property is also preferred.
Who will mow the lawn and shovel the sidewalks?
The tenants of course! They are contractually obligated to care and maintain your home to the standards you we agree upon. Monthly site checks help reveal their efforts.
How do we receive payment?
We remit owner statements and payouts by the 10th of the following month via ACH or physical checks. You will receive a MISC-1099 at the end of the year for tax purposes.
How do I know if tenants are taking care of the property?
We visit homes often to manage maintenance items, provide annual maintenance to HVAC and water systems, and provide seasonal visits to insure the home is prepared for the changing weather. These visits enable us to support the tenants and the home to stay in top shape while at times finding additional areas of repair that we can attend to.
Should we allow pets?
We will support your decision around pets. We find a large market to choose from when we accept pets. We typically include an additional monthly pet fee, carpet cleaning fee, and increase the refundable security deposit for leases with pets.
Can you handle tenant’s maintenance issues?
We encourage tenants to notify us immediately of maintenance items so that we can address them promptly with our in-house maintenance team to reduce any further damage to your property while maintaining your property’s value. For larger issues, we coordinate subcontractors and handymen while communicating with owners throughout the process.
What if my property needs updating?
Investing in your property is an excellent way to increase overall value and, subsequently, rental rates. We have excellent referrals for you to manage whatever scope you have in mind, while supporting you along the way.
Do you have a direct deposit option for monthly owner payouts?
Yes, we do. We can send your monthly net rental income wherever you would like! Our full-service accounting will take care of you through the end of the year with 1099s as well.
What if I just want my house checked on during the winter while we are away?
That sounds like our ‘Home Preservation Services’ link, We are your eyes and ears for your property while you are away, with a custom package tailored to your specific property and its needs.

We are new to property management. What do you provide for our investment property that will be a vacation rental?
We offer full-service vacation rental management. Many of our owners turn over the property to us and collect monthly owner net income disbursements, while other owners prefer to provide seasonal maintenance service themselves. We meet you where you are! We do provide full listing management from listing creation with design referrals if needed, to professional photography and copywriting services, major platform listing, customer communications, cleaning turnovers, supply stocking, maintenance tracking, subcontractor management, and monthly/year-end accounting services.
How do we create a successful vacation rental property?
Fresh modern properties with amenities that support an overall ‘experience’ are what we are finding that guests are looking for and enjoying. What is now expected might have seemed like extra amenities in years prior; however, with more investors entering the market, guests are being offered many amenities at properties, prompting owners to provide differentiation wherever they can. Our local knowledge will support idea creation to help your property stand out. From our end of things, we focus on the Five Star services like frequent guest communications, squeaky clean homes from our fabulous cleaning teams, quality control checks before guest arrivals to catch anything small or big, and follow-up guest communications to help support those Five Star reviews!
What About Wear and Tear?
New people every week on vacation with luggage, kids, toys, all in vacation mode, can seem daunting on the property. One thing we find, however, is that the more often guests are in the property, the more often the property is professionally cleaned and inspected! Aha moment? Many owners realize that this allows us into the property, sometimes on a weekly basis, to keep up on all the small maintenance items that come up and correct them in the moment. Damages are more likely to be spotted, assessed, and addressed then. Leaky faucet, noisy washing machine, window not closing properly, smoke alarm low battery beeping, and many more items are found and addressed promptly when we are able to access the property often via the vacation rental model.
What About Our Neighbors? I'm Concerned They'll Be Upset.
We appreciate your concern and share it. The City of Sandpoint and Bonner County have established clear rules and regulations around vacation rentals. We can advise and support the permitting process to keep the property within legal parameters. Yet further, we visit neighbors and provide direct contact to us so that they feel supported in dealing with any disturbances that might arise during our guests’ stay. As Sandpoint residents, we love and care for our community, and therefore, we actively respond to any complaints from neighbors regarding our guests because your neighbors frankly are our friends and family.
Can we use our property whenever we want?
We strongly support owner use because we recognize that the owner’s continued ‘buy-in’ of the property and vacation rental model is bolstered after enjoying the property! Plus, they might just finally decide, “You know, I guess those property managers are right, a hot tub would really be awesome here, let’s get one!”
How do you handle damages?
There is normal wear and tear, and then there is damage. From broken lamps and chairs, to spray tan over bedding and broken shower doors, we’ve seen a few things. The benefit of using the same, fabulous cleaning crews is that they are in your home as soon as the guests depart and they know the house so well, they can spot things that are out of place, broken, missing, etc. Additionally, property management provides quality control checks of the home after cleaning and inspecting for damages is a piece of that walk-through. We pursue all damages through documentation, guest communication, and the damage policy that was in place for that booking. Each booking platform (Airbnb, Vrbo, Booking.com) has a different damage policy and process; however, they are all fairly host-friendly in our experience, with remediation paid for by guests and completed by our providers in a timely manner.
Who handles the cleaning?
Our fabulous and wonderful cleaning teams of course! They are all long-time local professionals who specifically focus on vacation rentals and their unique needs. They typically clean the same homes each season as this allows familiarity for efficiencies, consistency, damage/missing item recognition, and improved likelihood of five-star results!
Where do you advertise the property?
Airbnb has been Sandpoint’s large source of bookings with Vrbo behind and new to the booking scene is Booking.com. Our website is a wonderful source for our repeat guests to book directly. We are able to reduce their overall booking costs from the large platform’s booking fees while capturing an increased percentage of revenue. Win-win for all!
What is your management fee?
Our management fee is a percentage based on the gross nightly rental rate. All additional booking fees and taxes are passed through to the appropriate entity. Our management fee percentage is based on your property’s numerous variables and complexities, while generally ranging from 25%-35% of gross nightly rent.
How do you handle taxes?
We assure that all taxes are collected and disbursed to the appropriate taxing authorities. This is strictly regulated by the city and county.

Who is this for?
Home Preservation Services (HPS) meets the needs of ‘Snow Birds’ who depart Sandpoint for the winters and want their homes watched after while gone, homeowners who find themselves absent for an extended period of time and want piece of mind for their valuable asset, a future Sandpoint resident who couldn’t pass up the perfect house but can not move in for awhile, as well as a homeowner who while in residence, appreciates a supportive and watchful eye on their myriad of home systems.
What services do you provide?
We tailor our services to your property’s specific needs, while at a minimum, we provide weekly house checks to inspect that all systems are functioning and managing weather events safely. Additional services range from managing lawn, irrigation, landscaping, snow removal, ice dam mitigation, spring/fall clean up, pool/hot tub care, vehicle management, seasonal dock and boat care, aviation management, owner return preparation, as well as project and subcontractor management.
What happens when it is sub zero in Sandpoint?
We will provide increased home checks for all our properties during extreme weather events like sub-zero conditions, large wind events, and hailstorms. We utilize technology to help us monitor homes, which supports quicker response times when your home is in need of a site visit.

How much does this service cost?
Distance, complexity, amount of systems, requests for services are all taken into account when estimating monthly management costs.
Can you put my boat in our slip when we arrive?
A sure sign of the changing seasons in north Idaho is boats on trailers coming in and out of the lake! We provide full-service marine care; summarization/winterization of watercraft, trailering to/from storage and your slip, dock covers, water toys, and can even help with your 10-hour ‘break-in’ period with your new boat.
